LEED v4.1 BD+C: The Scoring Landscape and Why It’s Still a Live Choice in 2026

I wrote recently about what changed in LEED v5 BD+C, and the question underneath that piece keeps coming up in real conversations: if v5 exists, why would a project team still register under v4.1? The honest answer is that plenty of good reasons still exist, and none of them are about avoiding rigor.

LEED v4 itself closes to new registrations in mid-2026, but v4.1 stays open alongside v5, and a meaningful share of project teams are choosing it deliberately. Established documentation workflows, LEED APs and consultants who know the credit language cold, and projects already deep into a v4.1 registration that would lose real time restarting under a new framework, these are legitimate reasons, not inertia.

The 110-Point Structure

LEED v4.1 BD+C allocates 110 possible points, the same total as v5, across mandatory prerequisites and optional credits. Certification runs on the familiar tiers: Certified at 40 to 49 points, Silver at 50 to 59, Gold at 60 to 79, Platinum at 80 or above.

Energy & Atmosphere is the single largest category at 33 points, interestingly the exact same weight it carries in v5. What changed between versions isn’t how much Energy & Atmosphere counts. It’s what counts as evidence within it.

Where Continuous Data Actually Scores

Fundamental Commissioning and Verification is a mandatory prerequisite, alongside Minimum Energy Performance and Building-Level Energy Metering, before a project can pursue any optional EA credits at all. From there, Enhanced Commissioning rewards continuous fault detection against the sequence of operations, not a one-time functional test, and Advanced Energy Metering and Enhanced Indoor Air Quality Strategies both score from continuously logged, automatically timestamped data rather than periodic manual readings.

Optimize Energy Performance, worth up to 18 points, sits in a different category. It’s scored primarily from the ASHRAE 90.1 energy model built during design, split since 2024 into a 9-point energy efficiency component and a 9-point greenhouse gas emissions component. That’s a design-phase credit. The number scored at submission doesn’t move based on how the building actually performs afterward.

Where continuous data still matters for that credit is the same place it matters in v5: keeping the building’s real operation tracking the assumptions the design team modeled, which protects the credit through the building’s first year of occupancy rather than letting drift quietly undermine a number that was accurate on the day it was submitted.

What Changed When v5 Replaced the Old Playbook

Here’s the difference worth understanding before choosing a version, not after. In v4.1, 80 points from anywhere gets a project to Platinum. There’s no gate. A project team can lean heavily into categories that are easier to document, even if they’re not where the building’s actual environmental performance is strongest, and still reach the top tier.

v5 closed that door specifically in Energy & Atmosphere, requiring minimum points in named decarbonization credits regardless of the overall total. Neither approach is wrong. v4.1’s flexibility genuinely suits some projects, particularly ones where the strongest performance story lives outside Energy & Atmosphere. But a team choosing v4.1 for that flexibility should choose it deliberately, not by default, and should know that a v5 project down the street is being held to a different, more targeted standard on the credits that carry the most weight.

What This Means for Your Project Team

Whichever version you’re registered under, the credits that actually require continuous, defensible data, commissioning, metering, air quality monitoring, are the ones where a documentation gap costs real points, not just review time. That’s true whether you’re chasing 6 points across the commissioning and metering credits directly, or protecting an 18-point energy model credit against the building’s actual first year of operation.
