The Challenge

CopperTree was brought in to analyze the performance of the mechanical equipment in a brand new 120,000 Sqft. outpatient hospital building in Australia. The new hospital houses more than 20 different services under one roof, and has complex sequences of operation to support its various services and use cases. CopperTree’s FDD solution was also tasked with to assisting the operations team in improving the building’s maintenance and performance. The goal of the project was to integrate the FDD solution into the operator workflow so, that Insights from Kaizen could empower the operators to make better decisions during operations.

The Solution

Data from the BAS was grouped and tagged using CopperTree’s technology to quickly bring in the points of interest into the analytics front-end. FDD rules were applied on all systems including chillers and it was identified that both chillers were operational for long periods of time while Outdoor Air Temperature (OAT) was below the lockout temperature. This was due to the fact that their schedules were set to be running approximately 12 hours a day, regardless of outdoor conditions.

 

A Delta-T analysis was performed to calculate the actual load on the chillers and it was deduced that there was not enough cooling demand when the OAT dropped below the lockout temperature. CopperTree recommended a new sequence that would disable the chillers when there was not enough cooling demand by employing a OAT lockout sequence.

 

Our Results

From chiller optimization alone, CopperTree Kaizen identified $12,000/year in cost savings from reduced electricity consumption.
